TERMS & CONDITIONS
I. BNRV Status
1. BNRV International is a property agent which stands between seller and its client (buyer);
2. BNRV International proposes land for sale with legal ownership and must be free from any lawsuit or potential lawsuit;
3. BNRV International recommends reliable Notary or PPAT works on a certain area in Bali;
4. BNRV International is ready to be its client’s representative to check legality of a property either in the Kantor Pertanahan (Department of Land) or in Pengadilan Negeri (Court);
5. BNRV International assists its client until the signation of the Akta Jual Beli only;
II. PRICE OF THE LAND
1. Price stated on the web-page of each land is the initial price proposed by owner when the land is listed on the portfolio;
2. Price is subject to change without prior notice; the final price will be informed when a buyer-candidate sends a formal request on written notice by email;
3. In case there is a chance to negotiate the price, BNRV International will also inform its client immediately.
III. BNRV Liability:
1. BNRV International is responsible to collect copies of all legal papers related with the land required by its clients while the original ones will only be shown in front of the appointed Notary when the transaction is ready to be done;
2. BNRV International is responsible to discuss with owner about any request proposed by its clients;
3. BNRV International is responsible to accompany its client to make site inspection to lands required by its client;
4.BNRV International is responsible to organize a meeting with owner or with Notary / PPAT or with lawyer;
5. BNRV International is responsible to recommend its client about best and safest way to pay;
6. BNRV International is ready to represent its client on doing payment for the land but its client has to be fully responsible to send the money prior the due date of the payment. In case client fails in doing the duty, BNRV International is free from any responsibility about all payment done.
7. BNRV International does NOT therefore involve itself on any case of payment between its client and seller;
IV. Building A Trust
In case a client wants BNRV to show details of information about a land or to search for land which is not listed on the portfolio, the client has to show an evidence of a seriousness. This can be done by showing a bank account where the money to buy the land is being deposited, or client has to put some money on BNRV’s Bank Account.
This is absolutely important to build a trust and to avoid wasting time for nothing.
V. BNRV International Fee
Before doing the job, BNRV International informs its client that there will be a fee to be paid by its client for the service done. The amount is 1% on top of value of the transaction.
